Roof and Facade Inspections for Warehouses and Industrial Assets
For industrial and logistics buildings, the roof and facade are the two largest CapEx items over the asset life, and drone inspection is now standard practice.
In this category →Commercial Property Inspection SoftwareAustralian warehouse and industrial stock is dominated by Colorbond and zincalume metal roofs, with similar materials on facade cladding. These materials are durable, but they are not maintenance-free, and the cost of replacement at end of life is substantial.
The principal failure mechanism for metal roofs and cladding in Australia is corrosion, particularly in coastal environments. AS 3566 grades fasteners by exposure environment, and the consequences of using the wrong grade. Class 3 in a Class 4 marine environment, for example, show up as fastener failure within years rather than decades.
Inspection approach has shifted dramatically with drones. Working at heights on a 10-hectare warehouse roof is one of the highest-risk activities in property management. A drone with an overlap photogrammetry survey can map the entire roof at high resolution, identify fastener failures, ponding, membrane defects, and damaged sheeting, all without anyone leaving the ground.
Thermal imaging adds another layer. A handheld thermal camera or drone-mounted thermal sensor can identify wet insulation under the membrane (a strong indicator of an active leak) and missing insulation in the wall cladding.
Rope access remains relevant for facade close-up inspection where the geometry is too complex for drones or where physical sampling is required.
Fall arrest and height safety systems should be assessed as part of any roof inspection, and findings should drive remedial works ahead of any roof replacement.
