State-by-State Guide to Building Inspector Licensing in Australia
There is no national building inspector licence in Australia, each state has its own scheme, and the differences matter when you are choosing an inspector.
In this category →Residential Building Inspection SoftwareAustralia has no national licensing scheme for building inspectors. Each state and territory regulates differently, and the gap between heavily regulated and lightly regulated jurisdictions is wide.
New South Wales requires building consultants to hold a Fair Trading building consultant licence. The licence has prerequisite qualifications and insurance requirements, and licensees can be checked on the Fair Trading website.
Queensland is the most rigorous. The Queensland Building and Construction Commission (QBCC) issues a completed residential building inspection licence class. Inspectors must hold this licence to lawfully provide pre-purchase inspection reports.
Victoria does not have a specific inspector licence. The Victorian Building Authority (VBA) registers building practitioners across various categories, and reputable inspectors are often VBA-registered building inspectors or building surveyors.
Western Australia oversees building practitioners through the Building Commission but does not require a specific inspector licence.
South Australia, Tasmania, the Northern Territory, and the ACT have lighter regulation. In these jurisdictions, due diligence on the inspector's qualifications, experience, and professional indemnity insurance is on the buyer.
Whichever state you are in, look for: relevant qualifications, current professional indemnity insurance, membership of a recognised industry association, AS 4349.1 working knowledge, and willingness to provide sample reports.
